The broker I used to find a 2 bedroom apartment presented me with a 2 bedroom apartment but it is a commercial property. What are the possible implications of renting a commercial property to live in? Is it better to not get involved? Are the utilities more expensive? Etc. Any help would be appreciated!

I was wondering if anyone knows about this. I work for a non-profit in New York City. Today we had the city contract people in our office, just making sure our records on clients are good. They also look at things like fire estinguishers, etc. We have some flood lights above our Fire Exit signs and the city person tested them and they were blown out. We asked the building manager about it and he says that it is our responsibility to make sure they work. It turns out that they needed a certain battery. We had to get someone to go out and buy six batteries and the total was over $140.00. Also the person had to stay late to put them in each exit light. The city person is coming back tomorrow and they must all work. Our commercial lease does not say that we are responsible for maintaining these exit lights and having to buy light bulbs and batteries. We also rent space at another site and that building landlord replaces those items for us (a different address and a different landlord). Does anyone know who would be responsible for such things? The lease started on August 31, 2005 and I left the apartment in March due to my ex’s domestic abuse. However, I asked him to tell me before I filed the application if he paid rent late since I left and he lied. So therefore, he lied and I ended up being denied being able to rent a decent apartment when I paid the rent on time until I moved out.
How would I go about fixing this situation so that I am able to rent? Is there a way I can prove that I paid the rent on time up until I left or is there nothing I can do. As a former paralegal, I’ve trolled through Virginia’s Landlord Tenant Act but am unconvinced that they are covered by any portion of it as they 1) are a commercial entity and the act primarily covers residential dwellings and 2) have no lease to protect them in the first place.So my question is if anyone is aware of any rights/protections granted to commercial tenants in the absence of a lease. Furthermore, if, at any point, mold develops or the roof needs repairs, is the landlord responsible if there isn’t a lease in place binding the landlord to repairs and upkeep?
